Springs Openers Doors

Garage Doors in GuelphBalanced doors
spare the opener.

A door that drifts down or floats up when you pull the release is out of balance, and the opener has been lifting weight it was never designed for. We set the springs on doors in Guelph so the door rests wherever you leave it, which spares the motor, the gear and the rail. We serve Hamilton Corner, Arkell and Farnham as well.

2021 census: what it means at the door

Every square is one home in a hundred.

  • 44 in 100 homes · mixed ages
  • About 44% of homes in Guelph were built in 1980 or earlier, according to the 2021 Census.A neighbourhood with homes from several decades means a technician meets both generations of garage door in a single day: extension-spring wood doors next to steel sectionals on torsion hardware. The van carries parts for both so either kind of door is repaired on the first visit.
  • Single-detached houses make up about 49% of homes in Guelph (2021 Census).A blend of housing means a blend of garages: spacious attached garages with full headroom on the detached lots, and tight tandem garages with little side room in the attached units. Openers, tracks and springs are all sized at the door rather than assumed from the street.

The car nudged the door on the way in. There is a dent low on one end, and above it the hinge that carries the roller is bent so the panel edges rub together and squeal as the door lifts.

Anatomy of a garage door

Drawn forGuelph
ScaleNot to scale

Two springs on one shaft usually age together. When one breaks the other is not far behind, which is why we talk about replacing both at the same time and setting them to the door's actual weight.

  1. Part 1The panels

    Garage Door Panel Replacement

The top section has developed a bend where the opener arm pulls on it. On the way up it flexes visibly, the door hesitates near the top of its travel, and daylight shows through the joint below it when the door is closed.

  2. Part 2The springs

    Torsion Spring Replacement

The door drops the last stretch to the floor rather than settling, and when you stop it halfway by hand it slides down instead of staying put. Balance has drifted, and the spring is no longer holding its share of the weight.

  3. Part 3The cables

    Garage Door Cable Replacement

The cable has wrapped itself around the shaft above the door instead of sitting on its drum. When the opener runs, the door lurches, one side rises before the other, and the top panel twists.

  4. Part 4Tracks and rollers

    Garage Door Roller Replacement

Every morning the door announces itself: a rattle on the way up, a grinding squeal on the way down, loud enough that the neighbours know when you leave. A spray of lubricant settled it for a day or two, then the racket came back.

  5. Part 5The opener

Garage Door Opener Diagnosis and Repair

You press the remote from the driveway and hear the motor hum overhead, a steady drone with no movement behind it. The door stays shut.

Garage Door Safety Inspection. A tenant mentioned the door is louder than it used to be.

Short answers

How should I look after the new seal?

Four times a year, check for daylight from inside with the lights off and press the fin to feel that it is still soft. Wipe the seal with a damp cloth to clear grit and salt, keep paint off the fin, apply a silicone wipe before winter, and keep slush and bins away from the bottom of the jambs. Press any lifted corner back and call if a length has come loose.

Do I need a manual lock at all if I have an opener?

Many households do without one. With the trolley engaged, an opener holds the door shut, and most wall consoles include a lock-out button that disables every remote while you are away. A manual lock earns its place for power outages, for a detached garage without an opener, and for anyone who likes a physical bar in the track. The technician can set the door up either way.

Are hinges on a wood door different?

The hinges themselves are the same numbered galvanized parts, but the fastening changes. Wood stiles take lag screws or carriage bolts with nuts and washers rather than self-drilling metal screws, and the timber's condition matters as much as the hinge. Softened or split wood around the holes is filled, reinforced or bridged with a backer plate before the hinge goes back on, so the new hardware bites into something solid.

Does a new piece of track have to match the rest of the set?

It does. Profile, gauge and radius all need to agree so a roller passes from old track to new without a step, and so both sides carry the door the same way. A two-inch track cannot mix with three-inch hardware, and a 12-inch curve beside a 15-inch one leaves the door meeting the horizontal run at two different heights. The technician measures the existing track and orders to it rather than to a general size.
