2021 census: what it means at the door

Every square is one home in a hundred.

  • 44 in 100 homes · mixed ages
  • About 44% of homes in Guelph were built in 1980 or earlier, according to the 2021 Census.Where housing ages are mixed, many older houses have already had a newer door and opener fitted, so the door's age and the house's age are not the same thing. The technician reads the door itself, its spring type, tracks and opener, before recommending anything.
  • Single-detached houses make up about 49% of homes in Guelph (2021 Census).Where houses and attached homes sit together, the shared garage door on a small condo building may be a commercial operator on a heavy door, while the house next door runs a light residential unit. We service both types and carry parts for each.

Garage Door Safety Inspection

Gloved hands holding a metal roller wheel against a door track, with pliers and small hardware on a stepladder tray nearby. — Priory Park
The call
You moved in three months ago. The door works, but nobody can say how old the springs are, when anyone last looked at it, or whether the little sensors by the floor have ever been tested.
First step
The opener head, its arm and its safety devices

Garage Door Hinge Replacement

Metal center hinge across a seam in a white sectional garage door. — Garage Door Hinge Replacement, Priory Park
The call
The car nudged the door on the way in. There is a dent low on one end, and above it the hinge that carries the roller is bent so the panel edges rub together and squeal as the door lifts.

Every joint, not just the loud one

Garage Door Cable Replacement

Gloved hands holding a bright cable and pliers gripping a frayed cable beside a garage-door track and pulley. — Garage Door Cable Replacement, Priory Park
The call
The car bumper kissed the door on the way in. The bottom panel has a dent, the bracket in that corner sits crooked, and the cable on that side has jumped and gone slack, so the door reverses every time it tries to close.
First step
Torsion or extension, and which lift

Extension Spring Replacement

Two detached extension springs with hooked ends on a garage bench. — Extension Spring Replacement, Priory Park
The call
One of the springs beside the track is hanging loose at the front end, its pulley dangling, and a length of cable lies slack along the top of the door. The door sits slightly crooked and the opener reverses whenever it tries to close.

The rest of the door, and why the spring went

Anatomy of a garage door

Drawn forPriory Park
ScaleNot to scale

Two springs on one shaft usually age together. When one breaks the other is not far behind, which is why we talk about replacing both at the same time and setting them to the door's actual weight.

  1. Part 1The panels

    Garage Door Panel Replacement

The top section has developed a bend where the opener arm pulls on it. On the way up it flexes visibly, the door hesitates near the top of its travel, and daylight shows through the joint below it when the door is closed.

  2. Part 2The springs

    Torsion Spring Replacement

The door drops the last stretch to the floor rather than settling, and when you stop it halfway by hand it slides down instead of staying put. Balance has drifted, and the spring is no longer holding its share of the weight.

  3. Part 3The cables

    Garage Door Cable Replacement

The cable has wrapped itself around the shaft above the door instead of sitting on its drum. When the opener runs, the door lurches, one side rises before the other, and the top panel twists.

  4. Part 4Tracks and rollers

    Garage Door Roller Replacement

Every morning the door announces itself: a rattle on the way up, a grinding squeal on the way down, loud enough that the neighbours know when you leave. A spray of lubricant settled it for a day or two, then the racket came back.

  5. Part 5The opener

Garage Door Opener Diagnosis and Repair

You press the remote from the driveway and hear the motor hum overhead, a steady drone with no movement behind it. The door stays shut.

Short answers

Is the inspection different for an older detached garage with springs along the tracks?

The route is the same and the counterbalance looks different. Extension springs stretch beside the horizontal tracks and pull through pulleys, so the technician examines each spring for stretch and a broken end, each pulley for a grooved wheel or a seized bearing, the cable clips, and whether a containment cable runs through the centre of each spring. Balance, reversal and photo-eye tests are unchanged.

Are hinges on a wood door different?

The hinges themselves are the same numbered galvanized parts, but the fastening changes. Wood stiles take lag screws or carriage bolts with nuts and washers rather than self-drilling metal screws, and the timber's condition matters as much as the hinge. Softened or split wood around the holes is filled, reinforced or bridged with a backer plate before the hinge goes back on, so the new hardware bites into something solid.

Why should the bottom brackets never be loosened by hand?

The bottom bracket is where the cable attaches, so whenever the springs are wound it carries a share of the door's weight as tension. Loosening it while the counterbalance is loaded releases that tension all at once. Many manufacturers now fit tamper-resistant fasteners for this reason. The technician unloads the springs first, after which the bracket is just a piece of hardware to unbolt and replace.

I added insulation and windows to the door. Does that affect the springs?

Yes, and it is one of the more common reasons a pair of springs is suddenly found wanting. Insulation panels, glazed sections, a wood overlay or a new steel skin all add weight the original springs were never chosen for, so the door grows heavy and the opener strains. When the springs are replaced, the door is weighed as it is now, and the new pair is rated for the door you actually have.
